
The Valencia City Council has announced that it will extend the moratorium that suspends the granting of new licenses for tourist apartments to the neighborhood of Cabanyal-Canyamelar.
This measure, which will be debated and approved in the ordinary plenary session this Tuesday, responds to the notable increase in requests in this area, which has experienced a growth of more than 220% in recent months, according to the licensing services of the consistory.
The moratorium, initially approved in May 2024, already restricted new licenses for one year in the so-called “Ciutat Central” of Valencia, Ciutat Vella (after the Surpemo ruling) and in several neighborhoods with a high presence of tourist housing, such as Benimàmet, Carpesa, Poble Nou, La Punta, El Palmar, El Saler and El Perellonet.
This new decision seeks to curb the proliferation of tourist accommodations in Cabanyal-Canyamelar, an area that, despite having a special plan that regulates these activities, has registered an increasing pressure on the residential market.
The suspension will affect both the processing and the granting of building permits for the creation of new tourist apartments. However, the regulation maintains the same exceptions already established in the general moratorium: it will not apply to buildings intended exclusively for commercial or service activities, nor will it affect buildings with a license or previous declaration for commercial activities on the second floor and with an independent entrance from the street.
