
If you are 35 years old or younger and are considering buying your first home, the Generalitat Valenciana could help you this 2025 with up to 10,800 euros, or up to 20% of the purchase value if it is less than this amount.
The First Vice-Presidency and Department of Social Services, Equality and Housing has published the regulatory bases for the granting of aid for the purchase of housing for young people in small municipalities in the Valencian Community. That is, those with less than 10,000 inhabitants and at risk of depopulation.
Requirements to request the aid for the purchase of houses in towns in Valencia
The price of the property must be less than 120,000 euros and the expenses and taxes inherent to the sale and purchase will not be covered.
How much money can you receive as maximum to receive the help to buy a house in towns in Valencia?
To access these grants, applicants must be under 35 years of age, have an annual income equal to or less than three times the Public Indicator of Multiple Effect Income (IPREM) and not be owners of another home.
Currently, the monthly IPREM is 600 euros, the annual IPREM for 12 payments is 7,200 euros, and the annual IPREM for 14 payments is 8,400 euros, so that a person who earns less than 21,600 euros in 12 payments will be able to access this aid.
Another of the conditions established in the bases is that the acquired housing must be destined to a habitual and permanent residence, in addition to being located in a municipality or population center with less than 10,000 inhabitants.
In addition, this aid may be applied to those persons who have formalized the purchase between October 4, 2024 and the deadline established in the call for applications, which is not yet open.
Those persons who have formalized a purchase commitment during the established period will also be eligible for these subsidies, even in the case of homes under construction, as long as said commitment has been converted into a public deed.
These aids may be combined with other subsidies granted by public agencies for the same purpose, provided that the total sum of the aids does not exceed the purchase price of the dwelling. Likewise, they are compatible with the emergency rental aid contemplated in Decree 167/2024 of the Consell, aimed at mitigating the damage caused by the dana, until such time as the definitive aid for the acquisition of young people’s housing is granted.
The complete bases are already published in the DOGV, and soon the call will be opened in the portal of the Conselleria de Vivienda.
