La Xerea neighborhood, in the Ciutat Vella district of Valencia, is the area with the highest rental price in the Comunitat Valenciana, with a value of 20.6 euros per square meter, according to an analysis of the real estate portal Fotocasa on the real estate market in Spain in 2024.
It is followed by El Mercat (20.5 €/m²) and El Carme (19.5 €/m²), also in the capital. Other areas with high prices in the Valencia region include Sant Francesc, El Pilar, Sant Pau, Gran Via and Ciutat de les Ciències i de les Arts – Justicia, all in Valencia.
In the province of Alicante, Playa Poniente, in Benidorm, is also among the areas with the highest rents, as is La Patacona, in Alboraya (Valencia).
Nationally, the most expensive neighborhoods to rent are concentrated in Madrid and Barcelona. Poblenou ( 25.4 €/m²) in Barcelona is the most expensive neighborhood in Spain to rent. Trafalgar (25.3 €/m²) and Palos de Moguer (24.9 €/m²) in Madrid close the top 3 of the list.
In other communities, Sant Agustí – Cala de Bou, in the Balearic Islands (22.7 €/m²), and Gros, in San Sebastian (20.1 €/m²) stand out.
The report also notes that the average rental price in Spain’s most expensive neighborhoods is double the national average, which stood at €13.29/m² at the end of 2024.
