The Cabanyal-Canyamelar Plan Society has completed the allocation of six homes tendered last October, and this Friday has made public the sale prices of each of them.
According to data from the Valencia City Council, all the winners currently reside in the neighborhood. In addition, five of the six new owners are under 35 years old.
The sale prices in the bidding have significantly exceeded the starting values in some cases. The most relevant case is the second floor at 28 Francisco Eiximenis St. This property had a starting price of 120,000 euros and has finally been awarded for 240,000 euros.
Other properties have also experienced significant increases. The apartments located in Vidal de Canelles street have exceeded 133,000 euros, which represents an increase of close to 40 percent. In Àngels street, the winning bids have ranged between 163,000 and 167,000 euros.

They cannot be used for tourist rentals

The auction specifications establish strict conditions to avoid speculation. The new owners are prohibited from using these homes for tourist apartments. This clause guarantees that the rehabilitated public park maintains a permanent residential use.
With this operation, the Cabanyal Plan Society reaches 39 properties awarded through this system between 2024 and 2025. Those selected now have ten working days to formalize the earnest money contract. This procedure requires the payment of five percent of the final sale price before signing the deeds before a notary public.
