Alboraya, a municipality bordering the Valencian capital, has become in July 2025 the most expensive town in the province to rent housing, surpassing the city of Valencia itself.
According to the latest Idealista price report, the average rent in Alboraya stood at 16.6 euros/m², which marks an all-time high and the highest figure in the metropolitan area. This figure represents an increase of 5.2% in the last year.
In comparison, in the city of Valencia the price per square meter reached 15.4 €/m², after a slight monthly drop of 1%, although it still accumulates a year-on-year increase of 9%.
The trend consolidates Alboraya as a rising market, driven by its immediate proximity to the capital, the proximity to the Patacona beach and the strong demand for rental housing.
Other surrounding municipalities also recorded high prices in July, although below the capital and Alboraya: Mislata (12.8 €/m²), Godella (12.3 €/m²) or Burjassot (11.3 €/m²).
On the other hand, the most affordable rents in the province were located in Ontinyent (6 €/m²) and Xàtiva (7.3 €/m²).
