Apartments in Ruzafa for less than 200,000 €, with or without renovation. Something similar in the area of Mestalla, and almost “Martian” prices below 100,000 in areas such as San Isidro or Patraix. This is the x-ray of the prices of Valencia in the sale and purchase of housing just 10 years ago.
The historical archive of the Idealista website, stored on pages like Wayback Machine, allows you to consult old ads on the portal and compare them with those of today. At that time, in July 2015, the price per square meter in Valencia touched the ground, as seen in the graph below: 1,374 €/m2 on average.
A level that corresponds, approximately, with the prices of the offers of the portal in 2015. And you have to think that in many occasions the prices of the offers are not the closing ones. In between there is always a negotiation by parts in which discounts of between 5 and 20% on average can be applied.
With this in mind, we found throughout the 2015 file with prices below 200,000 euros in areas such as Ruzafa, in Germanías avenue or Reino de Valencia. Below is a compilation of ads from that time in Valencia:
Those who bought an apartment at that time in Valencia, today would have doubled the value of their investment, since the latest data from May 2025 puts the average sale price in Valencia (after negotiation) at 3,017 €/m2, according to the same portal.
Same situation in the rental market

A little more than 10 years ago, renting an apartment in Valencia, with an average gross annual salary of 20,878 euros, cost between 5 and 7 euros/m2. Today, those same apartments have an average price per square meter close to 16 euros with an average gross salary of 24,510 euros.
